This renewed landlord motivation to attract high-profile tenants adds a dynamic aspect to the market, reinforcing the importance of making strategic real estate decisions.

In the realm of portfolio management, Stef notes an increased focus on controlling expenses. A significant factor driving this is the sharp rise in land tax rates, which have, in some cases, doubled. This financial pressure is pushing tenants to seek ways to optimize the value they derive from their warehouse space, balancing their need for cost efficiency with maintaining operational effectiveness.

Additionally, as the year draws to a close, market uncertainties are leading tenants to favor lease renewals over new leases. However, Stef points out that even in this climate, favorable commercial terms are still available for tenants negotiating lease renewals, making it a potentially beneficial time for businesses to secure more advantageous agreements.

Stef also shares updates on specific projects within TMX’s portfolio. She mentions the completion of TMX's seventh project for Martin Brower, which delivered a 9,000 square meter site in Queensland. This is a testament to TMX’s ability to manage large-scale industrial developments successfully. Furthermore, construction has begun on a new container storage facility for Mondi LVGL, spanning 16,400 square meters at Jandakot Airport in Western Australia, showcasing TMX’s ongoing commitment to delivering innovative and efficient industrial solutions across Australia.
