Key challenges

During 2021 there was a significant shortage of "A grade" assets available for lease in Western Sydney. eStore had a tight time frame, requiring occupation by the end of 2021, without time to do a pre-lease.

eStore also had a number of bespoke requirements for their development, where the selected site needed to meet stringent operational needs including pallet capacity numbers, floor load and flatness, roof pitch, column grid dimensions, as well as early access provisions to Go-Live prior to their peak season.

Our approach

TMX conducted a national supply chain network review, including a location analysis, to determine the ideal facility location and size.

The team developed a technical design brief to ensure all performance criteria was considered, resulting in a detailed design process which created an optimum operational layout to incorporate future flexibility.

TMX then conducted a formal tender process, assessed expressions of interest, reviewed submissions, ran a risk assessment, while also managing all legal documentation throughout the process and ultimately shortlisting the most suitable options for eStore.

eStore have partnered with the TMX team over many years. They are the only service provider who genuinely represent the tenant's best interest by combining property negotiation skills and technical nous to ensure the bespoke items we require are included within the base building definition.

The results

TMX were able to deliver significant savings for eStore, whilst also finding a suitable site adequate for all of their operational needs.

TMX negotiated a AUD$104 per sqm (10sq ft) versus AUD$116 per sqm (10sq ft) net effective rental rate, with a AUD$656,215 provisional sum allowance additional to the incentive. This allowed eStore to modify the building as per their needs, reducing future make good costs and lessee obligations. The office was not included in the annual rental, reducing overall costs.

eStore were able to Go-Live prior to their peak season after receiving early access provisions. An internal warehouse layout enabled eStore to reach their desired pallet count requirements and percentage of appropriate staging area.
